The Hidden Costs Pushing Homeowners to Sell

The Hidden Costs Pushing Homeowners to Sell

For years, the dream was simple: pay off the house. But the fixed cost of homeownership is disappearing. Climbing insurance premiums and property tax reassessments are forcing some longtime owners to pack up and sell.

When a paid-off house still costs a fortune

We used to treat the mortgage as the only real housing expense. Today, homeowners insurance in the United States costs more than twice what it did a generation ago. A recent report from Inman found that rising premiums or canceled policies were a main reason many recent sellers decided to move.

Insurers are changing their math. Instead of looking at past claims to set your rates, many are switching to catastrophe models, according to the Insurance Journal. These models use climate science to estimate future losses. If the computer says your zip code is at risk for next year's severe weather, your premium jumps today.

What's happening in your state

Because the pain is highly local, the relief is too. States are passing highly specific carve-outs to keep vulnerable owners in their homes.

New York: On October 8, Erie County opted into a state law allowing 100% service-disabled veterans to be fully exempt from county property taxes. The Buffalo News reported the measure passed unanimously.

North Carolina: Keep an eye on your mailbox. Brunswick County just presented its schedule of values for a 2027 Countywide Reappraisal. When local property values get updated, your tax bill usually follows right behind.

Minnesota and Alabama: Some insurers in Minnesota now offer discounts for homes with impact-resistant roofs. Down south, the 'Strengthen Alabama Homes' program pays homeowners to stormproof their properties to lower insurance premiums in high-risk areas.

The bottom line for you

  • Don't assume your tax bill is set in stone. Many counties offer niche exemptions for seniors, veterans, or long-time residents. Take a weekend to review our property taxes and finances guide to see if you qualify.
  • If your insurance premium jumped this year, ask your agent exactly what physical improvements will lower it. As our home insurance guide explains, upgrading to an impact-resistant roof or adding storm shutters can trigger automatic discounts.
